Utica Crescent is a 322-unit, 100% affordable mixed-use development in Brooklyn delivered across two towers. The project is being developed by Monadnock Development with Equity Developers and CB-Emmanuel, and is supported by the New York State Division of Housing and Community Renewal (HCR) under the Vital Brooklyn Initiative. Units serve low- and moderate-income New Yorkers across a variety of income bands and include supportive housing for frail elderly seniors.

Beyond housing, the program includes a ground-floor grocery store, dedicated community facility space, and an on-site dialysis center operated by One Brooklyn Health System. The project incorporates smart-building technology and free building-wide wireless internet, with a stated focus on sustainable living and social interconnectedness.

MODRN partners with Monadnock Construction as a certified MBE CM, providing MWBE compliance management and oversight of multiple trades to support smooth integration of participating subs into the $256M build.

As part of our Diversity Procurement Partner™ role, MODRN assisted in the award of the Aluminum Entrance + Storefront package and the Architectural Millwork package — both of which went to Black-owned, MBE-certified firms from MODRN's vetted subcontractor network. Real scope, real participation, real execution.

Scope of services

  • MWBE compliance management — tracking, reporting, and audit-ready documentation for participation goals.
  • Subcontractor onboarding, paperwork, and pay-application support for selected MWBE trades.
  • Coordination between participating MWBE subs and Monadnock Construction's prime team.
  • Field oversight of trade scopes within MODRN's compliance partnership.
  • Schedule and submittal log monitoring tied to MODRN-managed trades.
  • Assisted in the award of the Aluminum Entrance + Storefront and Architectural Millwork packages — both placed with Black-owned, MBE-certified firms from MODRN's network.
